Beach Villa Realty, LLC specializes in the Ko Olina Resort marketplace that has had a wild history since 2008. During the great recession that began in 2008, ongoing sales of the Beach Villas at Ko Olina and the finalized sales of Ko Olina Kai Golf Estates and Ko Olina Hillside were dramatically effected due to price drops and an unprecedented number of short sales and foreclosures through 2012. As of the end of 2020, some properties continue to average sale prices below 2008 levels. On the other hand, depending on when purchases were made in the last 10 years, many properties have values that have increased dramatically. Recently, the demand is dramatically outpacing the supply and multiple offers exceeding list price are common at this time. Michael Hege has been involved with nearly every type of transaction in Ko Olina over the last 15 years from short sales and auctions to developer sales and/or VA and conventional purchases. Services for Buyers and Investors
Our office manages furnished, unfurnished, short term, long term and 7 night vacation rentals. Many of the properties we manage are the result of a client purchasing an investment property and asking us to provide the management services. As a buyer, I think your greatest asset is information and we are pretty up to the moment on the doings in Ko Olina. We use the MLS system to keep you informed or if you just want an updated valuation, let us know and we’ll send you one out. Many of the properties we manage are owned by clients we first represented during the purchase years ago. We value long term relationships.
A Little About Us
Vicky and I moved to Ko Olina in 2007 to live the live we imagined. We moved to a wonderful boat named Destiny at the Ko Olina marina and fell in love with Ko Olina. Since then, we’ve never looked back and been able to build a boutique real estate brokerage company specializing in luxury resort properties and delivery of resort services and the marketing of those properties. We have added key staff over the years and love what we do.

I’ve been a REALTOR for nearly 30 years with half of that time devoted to the Ko Olina market. I am the Principal Broker and owner of Beach Villa Realty, LLC and have been licensed in Colorado, Kansas and Hawaii and have served in many real estate roles including franchisee and supervising broker. Vicky Spanier spent her past life as a Registered Nurse making sure everything was just the way it’s supposed to be as though lives depended on it. She takes that same attention to detail in her new role as our Guest Services Coordinator. She works with our contracted housekeeping service, guest service greeters and the office managers to ensure the systems are all in place. I like her so much I married her 40 years ago and we look forward to helping you have a wonderful visit.
